Well connected and accessible

The site benefits from excellent connectivity, with direct links to the existing road network and a range of sustainable transport options. A new access from Frolesworth Road will be created through 2no. carefully designed junctions that prioritises safety and convenience for all users.

Within the development, an integrated network of streets and pathways will encourage walking and cycling, providing safe and direct routes throughout the site. Existing Public Rights of Way will be retained and enhanced, strengthening connections with the wider village and nearby amenities.

The location is highly accessible, with schools, shops, and bus services within easy reach, and Narborough Station a short drive away offering regular rail services to Leicester, Birmingham, and beyond. Informed by detailed environmental and technical assessments, the transport strategy promotes sustainable travel choices and aims to reduce car dependency, supporting a well-connected and environmentally responsible community.

Wider Road Network

As part of the planning process, we will explore how we can mitigate impacts on local roads, particularly the B581, B4114, and A426, through potential improvements to ensure highway capacity and safety in conjunction with Leicestershire County Council.

The impact of our proposals will be informed by a Transport Assessment that sets out off-site and on-site transport measures to mitigate impacts from the development. Footway improvements and connections will also be included, along with discussions around extending bus service provision to serve the development.

Environment

Nature, Biodiversity and Drainage

The proposals establish a rich network of green spaces that deliver environmental, social, and ecological benefits. A series of public open spaces, landscaped wildlife corridors, and dedicated habitat areas will come together to form a connected green framework across the site, supporting biodiversity while creating attractive outdoor spaces for residents to enjoy.

The scheme is committed to achieving at least a 10% Biodiversity Net Gain and will be guided by Building with Nature standards. These principles will ensure that all outdoor environments are well-designed, accessible, and resilient, fostering a landscape that supports both wildlife and the wellbeing of the community.

Drainage and Climate Resilience

Sustainable drainage systems will be integrated throughout the development to manage surface water and reduce flood risk. This will include reducing discharge rates for all storm events to the 1 in 1 year green runoff rate. Attenuation features will include swales, ponds, and permeable surfaces, designed in response to technical and environmental assessments and closely aligned with landscape and biodiversity objectives. Together, these features will enhance the site’s resilience to climate change while creating opportunities for planting, habitat creation, and recreation.
