Our emerging Masterplan, guided by our Sustainable Futures design principles and responding to the existing opportunities and constraints of the site, has been carefully considered to help meet the District’s identified housing need while facilitating the creation or expansion of local community facilities.
The Masterplan Proposals
The Masterplan proposals have been designed carefully following the undertaking of technical studies which have confirmed that there are no significant constraints to development, demonstrating that the site is suitable for development.
The Masterplan aims to deliver:
- Up to 550 new homes including 40% affordable housing, with a mix of types and tenures including affordable housing
- An expansion of Orchard Church of England Primary School, facilitating the growth of the school to a 2 Form Entry Primary School
- A potential formal Sports Area / potential extension to Frolesworth Road Recreation Ground
- An extension and new parking area for Frolesworth Road Cemetery
- A potential new community facility for local groups and events
- Green corridors and biodiversity enhancements
- Sustainable drainage systems to manage surface water and reduce flood risk
- New children’s play areas (LAPs)
- Sustainable drainage systems (SuDS) to minimise flood risk
