A Sustainable Location for a Well-Connected Neighbourhood
The site lies south of Orchard Church of England Primary School and existing residential development on Six Acres, Blenheim Crescent and Gorham Rise. To the west and south, the site is bounded by open countryside. Frolesworth Road Recreation Ground and Broughton Astley Cricket Club lie to the north-eastern corner of the site and Frolesworth Road Cemetery lies to the south-east. Frolesworth Road runs long the eastern boundary.
The site is within walking distance of the local primary school, Thomas Estley Community College, the leisure centre, and shops, supporting sustainable travel. It is well connected via the A426 and M1 and Narborough Train Station provides services to Leicester, Birmingham, and beyond. Bus stops nearby offer frequent connections to surrounding villages, Rugby, and Leicester.
Site Features
The existing features of the site and the surrounding area have been carefully considered ahead of the development of our proposals.
- The site’s location offers excellent access to local amenities. The village centre, schools, leisure facilities and local shops are all within walking distance, and safe routes will connect the new neighbourhood with the existing community.
- The site benefits from natural boundaries formed of hedgerows interspersed with trees and a gently undulating landscape that connects well with the surrounding area.
- A high-voltage power line runs diagonally across the site from north to south.
- Two Public Rights of Way (W60 and W48) cross the site; one runs west-east, and the other follows the north-western boundary.
- There are no listed buildings on or immediately adjacent to the site. The Grade II* listed Church of St Mary can be seem from parts of the site and an existing farm building with heritage value offers an opportunity for redevelopment for community use.
